Overview
Project overview
Renovation work on established residential and mixed-use buildings often hinges on understanding what is already carrying load. At Carding House, investigation findings informed a strategy of targeted interventions — sistering, new beams at openings, and localized foundation upgrades — rather than wholesale replacement of the structure.
Structural approach
New openings were framed with steel or engineered wood members sized to limit deflection that could crack finishes. Where floors were opened for stairs or services, header and trimmer schemes were coordinated with mechanical risers and architectural millwork.
Roof and exterior wall interfaces received particular attention where insulation upgrades and cladding renewal change load and moisture behaviour. Connections were detailed for constructability in tight existing spaces with limited crane access.
Delivery
The package emphasized clear existing-versus-new notation, temporary shoring concepts where required, and construction review at critical cut-and-patch stages so field conditions could be reconciled without compromising the finished interior.
