Mint is a mid-rise residential development for which Leonard Kalishenko and Associates served as structural engineer of record. The project pairs efficient residential floor plates with a podium that supports parking, lobby, and amenity program.
Structural design emphasized regular grids, economical floor systems, and lateral stability suited to mid-rise heights, with close coordination on balcony edges, mechanical penthouses, and envelope interfaces.

Overview
Project overview
Mint’s mid-rise form required a structural solution that feels invisible in the finished suites: flat, quiet floors; limited transfer gymnastics; and walls placed where architecture already wanted them. Podium parking and amenity spaces set the first major coordination problem — aligning drive aisles with the residential grid above.
Structural approach
Typical floors used a repetitive concrete or hybrid system selected for span, vibration, and acoustic separation. Shear walls were stacked where possible to simplify forming and reinforce schedules.
At the podium, transfer beams and thickened slabs redistributed loads from residential columns that could not continue through parking. Roof levels accounted for mechanical units, green roof or terrace finishes, and snow drift at parapets and steps.
Delivery
The structural package supported tender and construction with clear drawings, connection schedules, and review of shop drawings. Site visits focused on podium pours, typical floor cycles, and envelope embeds that affect long-term durability.
