Marin East is a mid-rise residential project where Leonard Kalishenko and Associates provided structural engineering from concept through construction support. The building combines efficient residential floor plates with podium-level amenity and parking that demanded careful grid coordination.

Design priorities included constructability on a constrained urban parcel, clean load paths at the podium transfer, and envelope-compatible edge detailing for balconies and terraces.

Overview

Project overview

Urban mid-rise residential projects succeed when structure, architecture, and parking plan share one grid story. At Marin East, the structural scheme was developed to keep typical floors repetitive while solving podium transfers, ramp geometry, and amenity loads without cascading changes up the tower.

Structural approach

Floor systems were selected for span efficiency and acoustic performance between suites. Lateral systems used shear walls aligned with demising and corridor walls where possible to minimize impact on unit layouts.

Foundations followed geotechnical recommendations for the site, with attention to adjacent structures, shoring interfaces, and construction staging on a tight East End lot. Balcony slabs and guards were coordinated for durability in freeze–thaw exposure.

Delivery

Documentation stressed consistent marks and load notes for tender clarity. During construction, the team reviewed steel and concrete shop drawings, responded to field RFIs at openings and embeds, and attended key pours and framing milestones.
