Overview
Project overview
Phase 2 mid-rise work sits on a podium that must reconcile parking grids with residential layouts above. Structural design prioritized a clear transfer story, economical floor systems, and lateral stability appropriate to mid-rise heights in the Greater Toronto Area.
Structural approach
Gravity systems combined cast-in-place or precast concrete elements with steel where schedule and spans favoured hybrid framing. Transfers were kept as shallow and regular as program allowed to protect amenity floor heights and parking clearances.
Lateral resistance was provided through shear walls and/or moment frames sized for wind, with diaphragm continuity checked at podium steps and expansion joints between phases. Balcony and terrace edges were detailed for thermal breaks without compromising structural capacity.
Delivery
Phased occupancy and site logistics informed erection sequencing notes and temporary condition checks. Construction administration covered shop drawings, connection revisions, and site reviews during podium pours and tower (mid-rise) framing.
