About
Ovation is a high-rise residential tower where Leonard Kalishenko and Associates provided structural engineering for the tower and podium. The project demanded an efficient core and floor system, carefully staged transfers above retail or parking, and a lateral system sized for wind on a tall, slender residential form.
Collaboration with architecture and mechanical teams kept risers, suites, and amenities aligned with a constructible structural grid from foundation through mechanical penthouse.

Overview
Project overview
High-rise residential towers concentrate structural decisions at the core, the transfer levels, and the wind-resisting system. For Ovation, those decisions were driven by suite efficiency, podium program, and constructability for a multi-year urban build.
Structural approach
A reinforced concrete core and floor system (with steel where beneficial at long-span amenity or retail) formed the primary scheme. Transfer levels redistributed tower columns that could not continue through podium parking or large lobby volumes.
Lateral design addressed wind load cases appropriate to tower height and exposure, including drift criteria that protect cladding and partition performance. Foundations — typically a mat or pile-supported system per geotechnical advice — were coordinated with shoring and adjacent structures.
Delivery
High-rise delivery relies on repetitive typical floors and decisive early decisions at transfers. Construction support included shop drawing review, revisiting embeds as mechanical layouts evolved, and site presence during foundation, core, and transfer milestones.
